Guaranteed Rent Service 

If you are renting your property to us on our Guaranteed Rent Service, we will not charge you any fees at all.

Charges will apply for our other services, please see the table below for details of these.

Lettings and Management

When we let or manage your property we ask you to choose the service that best suits your needs.  And because we are landlords too, we understand the rental market and therefore the subtle elements that sometimes get neglected. Every landlord client is treated as an individual whose asset investment must be protected.

As qualified professionals, all our clients are re-assured of our commitment to professionalism, attention to detail and reliability of service.

So if your preference is for our lettings and full property management service or maybe you’re interested in our introduction and vetting only service through Tenant Find, either way we have you covered. If you're an overseas landlord, it makes sense to unburden yourself with day-to-day management issues, especially with the ever changing regulations affecting overseas landlords. We are here to look after your interest.

Fully Managed

Our Fully Managed Service is suitable for landlords who have limited time or inclination to manage their property. We look after every aspect of the tenancy from initial appraisal and marketing all the way through to the day-to-day management of keeping you as the landlord happy, ensuring the tenant has a place they are proud to call home and of course ensuring all regulations are being adhered too, just as we would with our Guaranteed Rent Service but the key difference is that we do not provide guaranteed rental payments.

How does it work?

We charge you a set-up fee for finding the tenant, marketing the property, assisting you with property preparations, interviewing tenants, drawing up the necessary agreements and preparing the inventory. We then charge a monthly commission for managing all tenant enquiries, undertaking regular maintenance service and rent collection. At the end of the tenancy, we will also help with the check-out process.

Tenant Find Service

This is suitable for landlords who prefer to be completely hands-on. For landlords who are willing to take on the full responsibility of running the tenancy and simply want help finding a suitable tenant.

How does it work?

For our Tenant Find Service, we advertise the property, accompany prospective tenants on viewings and source the correct references. A set-up fee for finding the tenant, assisting you with property preparations, interviewing tenants, drawing up the necessary agreements and preparing the inventory is charged. The fee for this service is a one-off fee, some of our landlords feel they need an addition to this service and if this applies to you please do look at the optional services we provide.

How Are We Different?

Even with our Services and Fees, we are completely transparent. 

No more having to hunt through a website to find out how much you are going to be charged.  It is all here, easy to see.  

We also ensure it is easy to know how much your overall costs are with simplified packages that include most of the options you need, so you can put away your calculator and easily see that it is one cost with some optional services and additional optional services to give you full control.
